Bolton Place Townhomes Prices & Investment Guide Floor Plans — Townhomes

Townhome floor plans at Bolton Place are still a yield problem, not a brochure problem. Opus Homes has announced that the community will include townhomes alongside single-family detached homes, and has not published the plan names, interior sizes, or lot widths that would let a buyer compare those towns on a per-square-foot, per-bed, or deposit basis. As of September 6, 2026, there is no public package to download.

This page covers the same townhome collection other listings mention, but it frames the missing dimensions around rental and resale screening. A stacked two-bedroom and a three-storey three-bedroom do not rent the same way, do not carry the same utilities, and do not sit in the same buyer pool on resale. Inventing model names or quoting square footage from Founders Walk, SouthCal Homes, or another Opus Homes community would make the page look complete and make it wrong.

Detached homes remain a second planned collection. They are listed here so the site does not pretend Bolton Place is towns-only. Lot premiums, garage counts, and detached opening prices have not been published. Any third-party floor-plate graphic without an Opus Homes source should be treated as unverified.

Prices, sizes, and rental comps not released

Townhomes

Townhomes are the collection this guide is built around. Once Opus Homes publishes opening prices, interior sizes, and a deposit calendar, those figures can be stacked against Bolton asking rents to estimate a gross yield. Until that package exists, no cap rate, cash-on-cash return, or per-square-foot comparison is honest. Register to receive the townhome sheet when it is issued.

Separate collection — sizes not released

Detached Homes

Single-family detached homes are planned alongside the townhome collection. Lot widths, garage counts, and opening prices have not been published. For yield screening they usually sit in a higher price band with different carrying costs; this page does not invent that band. Treat detached as a second coming-soon product until a brochure exists.

What a released townhome set usually unlocks

Once a GTA freehold builder publishes a town collection sheet, investors can start the work this page cannot do yet: estimate a price per square foot, compare a 18- or 20-foot row against a stacked suite, and decide whether a walkout, extra bath, or extra parking stall is worth a premium they have not been shown. That work is premature for Bolton Place.

Occupancy timing is also unreleased and should not be inferred from other Opus Homes communities in Pickering, Brampton, or Stouffville. A later closing changes carrying cost, assignment window, and the first month a town can actually be leased. Registering here does not lock a plan. It is how a household gets the PDF when the Registration Team receives it.

When a townhome sheet does arrive, the fields that change a yield worksheet are bedroom count, finished lower level, parking stalls, and whether the product is a traditional row or a stacked suite. A three-bedroom row with a legal parking pad rents in a different pool than a two-bedroom stack with a single stall. Basement height, if published, matters for in-law or additional-suite potential — and that potential is not a rental income line until municipal rules and the builder's restrictions are confirmed. None of those fields exist in public for Bolton Place.

End-unit and walkout premiums, if they appear, should be treated as purchase-price adds, not as automatic rent adds. Tenants do not always pay extra for a side yard the way a resale buyer might. That spread is one of the first things to test against Bolton asking rents once sizes exist. Until then, collection tiers are the honest unit of analysis.

If a sales centre later splits towns into traditional rows versus stacked products, or splits towns and singles into separate release dates, that split will be noted here. No such split has been announced. Sizes, lot frontages, and garage counts remain to be announced. Current figures live on the pricing tracker.
