Townhome prices & yields

A townhome-first tracker while the price list is still blank

Bolton Place is a pre-construction community by Opus Homes, positioned near The Gore Road and King Street in Bolton, a community within the Town of Caledon, Ontario. The project's naming — "Bolton Place at Caledon Station" in some listings — suggests a possible connection to the wider Caledon Station master-planned area, though this relationship has not been independently confirmed and should be verified directly with Opus Homes rather than assumed.

This .ca site is the townhomes counterpart written for households who care about opening price, deposit timing, and whether a stacked or row town could support a rental or resale case once numbers exist. Public sources describe two collections — townhomes and detached homes — and this guide stays with the townhome tier: what it costs, how a yield would be calculated, and what still cannot be measured.

A rental yield is a ratio. The numerator is annual rent net of vacancy and operating costs; the denominator is the all-in purchase price plus closing and carrying costs through occupancy. Opus Homes has not published either side of that ratio for Bolton Place. Inventing a "from" price so the math looks complete would mislead anyone screening Caledon townhomes as an allocation.

As of September 6, 2026, Opus Homes has not publicly released pricing, floor plans, or a launch date for Bolton Place. This site tracks what is publicly verifiable and gives townhome-focused buyers a straightforward way to register for updates when those details move from coming soon to an actual VIP package.

What investors can know today

Gross yield is unknowable until a townhome "from" price exists

Bolton asking rents for existing freehold towns move with unit size, parking, and whether the property is a three-storey row or a stacked suite. Those comps are useful as a market backdrop. They are not a proxy for Bolton Place, because the community has no published interior sizes, no parking schedule, and no occupancy year. A three-bedroom town that closes in 2028 does not rent like a 2014 resale on the same arterial.

Listing aggregators currently show the same empty cells this site does: price TBA, deposit TBA, occupancy TBA. That agreement matters. It means the information vacuum is market-wide. When Opus Homes issues a townhome price list, those figures will replace the "to be announced" rows on the pricing tracker with a new last-updated date — never as an unsourced estimate borrowed from SouthCal Homes or another Caledon release.

Land supply still belongs in the diligence file. Greenbelt legislation limits how much of Caledon can be urbanized, which is generally cited as a long-term constraint on new ground-oriented housing around Bolton. That is a planning backdrop, not a forecast that any townhome will appreciate, and it is not a reason to skip deposit or levy math once those figures are released.

The longer methodology — how a Bolton townhome yield is built, which costs get ignored in marketing sheets, and why occupancy year changes the cash-flow story — is in Townhome Rental Yields in Bolton, Caledon: What Investors Should Know.

Townhomes first

The same collection, framed around rent and resale

Public listing sources describe Bolton Place as a community of townhomes and single-family detached homes. This guide treats the townhome tier as the product investors usually underwrite first: a lower entry relative to a detached lot, a smaller land component, and a tenant pool that often includes households who want Bolton schools and Gore Road / Highway 9 access without a 40-foot frontage.

Plan names, interior square footage, and lot frontages have not been published, so a per-square-foot comparison against other Bolton or Caledon towns is not possible. Detached homes remain a second planned collection; their lot premiums and garage counts are equally unreleased. Buyers who already know they want a town can register now. When Opus Homes releases a brochure, registered households are typically first in line for the package. Until then, the floor plans page tracks the townhome tier without filling in missing dimensions.

Caledon Station naming

An open question that changes which rents are true comps

Several aggregator pages refer to the project as Bolton Place at Caledon Station. Caledon Station, as used in municipal planning documents, is a large secondary-plan area generally bound by The Gore Road, King Street, and Humber Station Road — the same broader geography associated with a multi-builder, thousands-of-homes master plan led by Argo Development Corp.

If Bolton Place sits inside that master plan, a townhome buyer is underwriting the same street grid, amenity package, and phasing as other builders on the block. If it sits beside the master plan, or simply shares a marketing phrase, the comparable rent set is different. That distinction has not been independently confirmed. This site will not collapse the two into one community, and it will not copy parkland or GO-station claims from the larger master-plan marketing onto a Bolton Place town.

The location page stays with The Gore Road and King Street facts that listing sources actually share. Yield methodology stays on the rental note.

Opus Homes is a GTA-area homebuilder also behind Founders Walk, and a joint builder alongside Arista Homes and Deco Homes on the separate SouthCal Homes community elsewhere in Caledon. Those names are useful when comparing how Opus Homes already shows up in the same municipality. They are not a substitute for a Bolton Place townhome price list, deposit schedule, or occupancy year, and they are not a rental comp set.

Sales status

Coming soon, with first access going to the registration list

As of September 6, 2026, Bolton Place remains in a registration-only stage. Independent listing pages describe the community as coming soon and invite buyers to be first to book, without attaching a public price list, deposit schedule, or occupancy year. Registering here does not reserve a townhome, guarantee an allocation, or create a purchase agreement. It adds a household to an update list so that when Opus Homes publishes numbers, those details can be forwarded.

For current figures — all of them still "to be announced" — see the pricing tracker. For the twelve most common questions, including deposit structure and whether Bolton Place is part of Caledon Station, see the FAQ.
